Purchasing and selling a home can take several months until the process is complete. This is because there are numerous factors that can cause delays like how long the chain is, delays in conducting searches and differences in valuations. In order to sell a property, sellers must do their research in how to do so including who to market their property with because of the influx in buyer demand due to the stamp duty holiday. 

The latest research by national home buying platform, Yes Homebuyers, has revealed that it’s bad news for UK home sellers who wish to be moved out of their home by Christmas.

The data shows that so far this year, the time it’s taking from an initial buyer enquiry until the property completion is around 140 days.

This equates to over four months in the process which can be draining for those who want to move out fast.

This is 10 percent longer than the time it took to complete last year with the increase in home selling rising four percent on average each year.

So why is this and is there anything you can do to speed up the process?

The reopening of the market with the additional stamp duty holiday has resulted in a huge influx of buyer demand, resulting in properties being purchased at a fast rate. 

Matthew Cooper, Founder & Managing Director of Yes Homebuyers explained: “UK home sellers have been suffering at the hands of an archaic selling process for as long as we’ve been selling homes, with the process taking far longer than it needs to.

“Recent lockdown restrictions, reduced workforces and an influx of demand have also caused estate agents, conveyancers and solicitors to become overwhelmed, and this is causing huge backlogs, particularly at the legal stage once an offer is accepted.

“As a result, those looking for a quick sale now are facing a completion date of February at the earliest, although they can probably expect even longer sale times than this.”

When looking to sell a home, it is recommended to research who you wish to sell with.

Looking at how long they take to process a selling property could also be useful in knowing who to go for. 

Which? says: “Choosing an estate agent to sell your house quickly and for the best price can be complicated…Search for an agent that is experienced in selling property like yours – they will have a good pool of potential buyers and know what people are looking for in a property.

“Look in the local newspaper and online, but also drive or walk around your area to see which agents are marketing other flats and houses in your neighbourhood.  

“Also, speak to friends, family members and neighbours to see if they can recommend an estate agent.”

Aspiring to transform the entire home buying process, on average, Homebuyers took just 30 days for a property completion compared to the 140 on general market. 

Whilst this may result in small amount of money loss, home buyers who wish to be in their new home quickly, could benefit from not selling on the traditional market.

Matthew Cooper continues: “There really is no catch other than the marginally reduced price we offer in comparison to the market price, but it’s a price we guarantee to deliver while covering all your legal costs as well.

“As always, research is vital. Whether you’re selling via a buying platform or with a traditional estate agent, read the small print. There are tons of great, transparent agents on the market, but some are incredibly crafty, and the same goes for buying platforms. Some buying platforms will offer a price only to reduce it days before completion, and this is something you need to watch out for.

“Don’t be afraid to ask questions to cover all bases and know precisely where you stand, what you will be charged and what service and timeframe you can expect.”

Others may not worry about how long the process takes to complete but wonder how to sell their home to start with. 

One sought after feature could not only help home owners sell their home more quickly, but also add thousands onto the property price. 

According to Yes Homebuyers, having a home with a garden sells for £12,000 more than those without.

This means homebuyers will pay five percent more to get a home with a garden, regardless of the size. 

For a well maintained or newly renovated garden an additional 1.4 percent could be added to the current average price.
