Property experts Louisa Fletcher and Andrew Montlake returned for another episode of their podcast, The Property Show. This week, Louisa explained why more and more properties are being sold at over the asking price, why gazumping is “making a comeback” and what how you should approach buying a property in the current market. Andrew also discussed green mortgages, how they work and shared his pick of the latest mortgage products.

The Property Show podcast aims to help homeowners and renters make money, save money and protect themselves.

Louisa is currently house hunting herself and had some useful advice to offer prospective buyers.

She said: “The best tip I could give you right now is I’ve got a list of about 30 estate agents that we’re registered with as buyers.

“I make a point of either calling them or emailing them – or some of them are on WhatsApp which is awesome – every week.

“I am just saying to them, ‘hiya, we’re still looking if there’s anything that you’re out valuing, if there’s anything that becomes available that you think would suit our needs and out budget, I’d love to hear from you’.

“It’s that constant weekly nudging because then you’re top of the agents’ mind.”

Some of the agents Louisa is registered with are now offering viewings on Sundays.

She continued: “Two of the viewings we’re doing tomorrow have come as a direct consequence of me nudging them this week and saying, ‘have you got anything?’”

Some agents may value properties and then offer viewings to prospective buyers before marketing the property.

“It does work,” added Louisa.

Another “basic” top tip from the property expert is to simply “be nice” to estate agents.

Louisa said: “It’s an extremely stressful time for everybody involved in the profession.

“Solicitors are feeling it, estate agents are feeling it, so just being that nice buyer on the end of the phone who is really understanding and pleasant and nice to deal with, does make a big difference.

“If they’ve got two people that they can ring about a property and you’ve got one person who’s a bit off and one person who seems really nice, who do you think is going to get the phone call?”

Louisa also advised prospective buyers to have their mortgages sorted and “ready-to-go”.

She said estate agents will ask whether you have your mortgage in principle ready when registering with them.

The property expert: “It’s all about in this kind of market, putting your best foot forward as a buyer.

“It’s all about presenting yourself as the best buyer possible so that the agent sells you to the seller.”

Although home hunters are looking to spend hundreds of thousands on a new property, Louisa said it’s important to understand that buyers are not the customer.

“In the property world, it just doesn’t work like that,” she added.
